Guides·Facade Lighting Cost and Approvals

Facade lighting cost and approvals in Dubai: what drives the price, and what to plan for.

A practical guide from a Dubai lighting installation contractor for building owners, malls, hotels, developers and designers planning permanent or seasonal facade lighting in Dubai, Abu Dhabi, Sharjah and across the UAE.

01·Short Answer

The short answer.

Facade lighting in Dubai is priced per project, and there is no reliable price per metre that fits every building. The cost depends mostly on the size of the facade, the type and number of fittings, how they are fixed, how the crew reaches them, how far the power has to travel, and whether the scheme is permanent or seasonal.

Approvals can matter as much as cost. Plan for landlord or owner approval in almost every case, and, depending on the scope, DEWA, Dubai Municipality and Civil Defence requirements. The fastest route to an accurate price is a short brief with photos or elevations of the building and a reference image of the effect you want.

02·Cost Drivers

What changes the price.

  • Size of the facade. Height, length of lighting runs and the number of elevations to be lit.
  • Type and quantity of fittings. Linear LED, outline lighting, floodlights, pixel or media lighting, or feature pieces such as ribbons and characters. Fitting specification and IP rating change both supply and installation cost.
  • Permanent or seasonal. Permanent schemes are engineered for years of exposure and maintenance access. Seasonal schemes add installation, maintenance and removal each season, and storage between seasons.
  • Fixing method and facade material. Glass, cladding, stone and concrete need different brackets and fixings, and fixings must not damage the facade or void its warranty.
  • Access. Boom lifts, spider lifts, scaffolding, rope access or the building’s own access systems, depending on height, ground conditions and what the building allows.
  • Working hours. Night-only work on a trading mall or hotel takes more shifts than open daytime access.
  • Power and control. Distance to the power source, distribution boards, cable routes, protection, and timers or lighting control.
  • Design, engineering and paperwork. Drawings, load information, method statements, risk assessments and authority submissions.
  • Maintenance and removal. Inspections and fault finding during the run, and dismantling and storage for seasonal schemes.
  • Location. Dubai, Abu Dhabi, Sharjah and the other emirates are delivered directly. Saudi Arabia and Qatar are quoted on a project basis.
03·Keeping Cost Down

Ways to control the budget.

  • Decide early which elevations matter most, and light those well rather than everything lightly
  • Choose fittings with the right IP rating and a local spares supply, so maintenance is simpler
  • Reuse fixing points and cable routes for seasonal schemes that return every year
  • Pre-assemble and test off site to reduce the number of night shifts
  • Agree access with the building early, so the right equipment is booked once
  • Plan dismantling and storage at the start, so seasonal pieces can be reinstated next year
04·Approvals

Approvals and permits to plan for.

Which approvals apply depends on the site, whether the lighting is permanent or temporary, and who owns the building. The list below is a general guide, not legal advice. Always confirm the current requirements with the building owner, your consultant and the relevant authority.

  • Landlord, mall or master community approval. Most sites need the owner or operator to approve the design, the fixing method and the work schedule, often with a no objection certificate, contractor registration and work permits for the crew.
  • DEWA requirements for electrical works. Permanent lighting that is connected to a building supply in Dubai, or that changes it, normally goes through the building’s electrical consultant or contractor and DEWA processes. Temporary lighting is usually fed from the venue’s distribution boards or a generator.
  • Dubai Municipality requirements. Structures, features in the public realm and visible additions to a building can need Dubai Municipality approval, depending on what is installed and where.
  • Dubai Civil Defence requirements. Where the work affects escape routes, fire and life safety systems or the building’s fire strategy, Civil Defence requirements apply.
  • Other emirates. In Abu Dhabi, Sharjah and the other emirates, the equivalent local authorities and utility companies apply.

Redfox prepares the method statements, risk assessments, drawings, load information and electrical details these submissions typically need, and works with the landlord, consultant or main contractor on them.

05·Timeline

A typical planning sequence.

  • Brief, site photos and a reference image of the effect
  • Site survey: facade material, fixing options, access, power source and cable routes
  • Design and specification of fittings, with IP ratings and control
  • Quote, then drawings, method statements and approval submissions
  • Procurement and off-site preparation and testing
  • Installation, usually at night on trading buildings, then testing and commissioning
  • Maintenance during the run, and removal and storage for seasonal schemes

Approvals and the supply of fittings are usually the stages that decide the switch-on date, so start them early. For seasonal schemes, see our Christmas and National Day lead times guide.

06·Quote Checklist

What to send for an accurate quote.

  • Building name, address and use: mall, hotel, office, residential or public building
  • Photos or elevations of the facade, and its approximate height and length
  • A reference image or lighting design showing the effect you want
  • Permanent or seasonal, and the switch-on and removal dates
  • Supply and install, or install only with fittings you supply
  • Known power source and any building or landlord rules
  • Access limits: night only, operating hours, ground conditions
  • Whether you need maintenance during the run, and storage after it

Facade lighting on a live building.

At The Galleria Mall in Abu Dhabi, Redfox installed an illuminated ribbon across the facade, fixed to a live facade, rigged at height and powered with clean cable runs. Read the case study.

Common Questions

Quick answers.

How much does facade lighting cost in Dubai?

Facade lighting in Dubai is priced per project. The main cost drivers are the size of the facade, the type and number of fittings, the fixing method, access equipment, night-only working, power and control, approvals, and whether the scheme is permanent or seasonal. Send photos and a reference image for a written quote.

Do I need approval to install facade lighting in Dubai?

Almost always from the building owner, landlord or master community. Depending on the scope, DEWA requirements for electrical connections, Dubai Municipality requirements for structures and visible additions, and Civil Defence requirements where fire and life safety are affected may also apply.

How long does a facade lighting project take?

It depends on the scope. Seasonal schemes on a known facade can be planned in weeks, while permanent schemes with new fittings and authority approvals take longer. Approvals and the supply of fittings usually decide the switch-on date.

Is permanent or seasonal facade lighting cheaper?

Seasonal lighting usually costs less up front but adds installation, removal and storage every season. Permanent lighting costs more at the start and then needs maintenance. The right choice depends on how often the building wants a lit facade.

What IP rating do facade lights need in the UAE?

Exposed outdoor fittings, connectors and junction boxes are typically IP65 or higher because of heat, dust, humidity and wind-driven sand. The lighting designer or manufacturer confirms the rating for each fitting.

Can facade lighting be installed on a building that stays open?

Yes. Redfox installs on live malls and hotels, usually at night, with the area below secured and the work planned around the building’s operating hours.
